Upon arrival there was a leak in the ceiling from the upstairs tub. Cut out the section of drywall ceiling that was damaged and found that the tub drain was leaking. Pulled the tub drain and found that no sealant was used. Reset the tub drain with appropriate sealant and tested function, no further issues detected with this. During water heater inspection we found that the vent for the water heater is terminated outside an exterior wall. Provided estimate to replace the water heater with an electric unit to eliminate the need to open walls and run a gas vent.
