Today I took a look at the master bathroom and main bathroom both experiencing some issues. Main bathroom tub spout runs while the shower head is also running, shower has a three handle valve that would need to be rebuilt. Master shower gets no cold water. I took a water pressure reading and it’s at 120psi, normal pressure should be between 65 and 75psi for proper function of fixtures. My recommendation is to replace the pressure regulating valve that is in the crawl space and add an expansion tank. An expansion tank is needed as it works alongside the pressure regulating valve. I’ve explained my findings in detail to the homeowners.
Installed a new GFCI receptacle in the crawl space for the sump pump for HVAC unit. Previous company has verified unit is fine, and requested the GFCI to be replaced. I verified with the pump running that there is no ground fault in the circuit.

Water turned in and flushed to test and ensure proper function.
