Provide and install recess lights in master closet and stairway. Replace low voltage transformer.
Home owner had a cartridge replaced by a different technician on November 20th 2024. On arrival rechecked expansion tank which checked good, and checked pressure which was at 85psi. We replaced the pressure regulating valve and adjusted pressure to 65psi and changed out the shower cartridge in the master. Once everything was installed it was leak checked and function checked with no issues. Attention: home owner was informed when we were turning water off, and turning water back on, home owner was outside watching me turn meter back on. As home owner was well aware the water was back on, I was trying to adjust the shower valve with my back to him, home owner removed the tub cartridge without making me aware. I turn around and as soon as I see water coming out of the valve ran to turn the water off under 20 seconds, shutting it off and draining the house. Home owner was advised if he works on this again in the future he needs to make sure the water is off and depressurized the system.

Upon arrival, customer showed us to the guest and master bathrooms where the hot water had significantly lower output pressure than the cold water. During the thorough evaluation process, we found an 11 year old electric water heater in the garage that was piped in backwards. With customers approval we replaced the 50 gallon electric water heater. During testing found debris from the heat trap nipple in the shower cartridges. Cleared remaining debris tested all fixtures and found no further issues at this time.
Water coming from kitchen ceiling. When technician arrived, no water was coming from ceiling because homeowner turned off water. Homeowner said insurance company came out and took a look at toilet in master bathroom and stated it could possibly be the source. Technician turned water back onto home and found no water coming from ceiling. After diagnosing multiple fixtures, technician found standing water on sides of toilet, indicating possible back up from master toilet.
This toilet keeps clogging, there are no problems with the closet bend or any other components. No other blockages at this time. pull, replace toilet with a new, stronger flushing Kohler Kingston and dispose of the old toilet. Flange was in good condition with no cracks or problems, new toilet has been thoroughly inspected and tested, this toilet performs great and should remain problem free.
Trouble shoot and repair outlets on deck, GFCI below deck, kitchen outlet. Replace lights on front porch, replace flood lights on front and side of home, replace light in hall with 5 inch can. Install new switch for soffit lights. Install ceiling fan in family room.
Hot tub circuit
The bare minimum basic repairs to get the system running today. Found gas valve leaking small amount of gas through the valve when furnace was off. Replaced gas valve. Tightened all gas line connections. Add pipe dope to all connections. Tested furnace and checked gas pressure coming to furnace and checked gas pressure at manifold. Furnace is operating properly. Could not smell gas anymore.
Investigated smell coming from master shower drain. Checked traps in bathroom and found no issue with them. Explained to customer that seals were fine and that smell is most likely being caused by numerous products being used in shower. Advised customer to clean trap out regularly to see if smell improves. If not changing products or limiting the amount may also be a benefit
The bare minimum basic repairs to get the system running today. Sealed up basement return duct that had fallen off. Recommended duck cleaning for all three systems after I noticed dust buildup in the return duct for the basement system.

During our visit, a new customer supplied one-piece toilet was installed in the upstairs guest bath room. The toilet was tested for leaks after completion.
Repiped water lines in entire home due to previous piping failing numerous times (durapex). Another pinhole leak actually happened coming off of the hot line as we were prepping the basement. All new shutoff valves underneath every sink with new supply lines, isolation valves for the mixing valve in the master bathroom as well as isolation valves for both hose bibbs- one under vanity in master bath and one under kitchen sink. Replaced both hose bibbs and installed vacuum breakers on them. Piped into existing pex shower valves in each bathroom only leave a foot of durapex coming off of the garden tub in the master bathroom due to no access. That is the only spot in home that has any dura pex left. Replaced pressure reducing valve and main shutoff to home, psi is set to 65. Tested system numerous times for leaks and to relieve any air stuck in the lines.
Completely replaced main water service line from water meter to within the home. Work was performed by a directional boring machine. Hole was dug at water meter, and at the front of the home. All grass at the water meter was saved and put back. Irrigation system was not hit and customer is aware that system was left disconnected. Site tubes were left at water meter and at the front foundation of the home. Customer is aware that after inspection has been passed and completed, site tubes may be removed and disposed of. New pressure reducing valve and whole home Emergency water shut off valve were also installed. Inside and outside penetrations were properly sealed with hydraulic cement and roof tar. All work performed was tested for leaks and proper functionality. Work area was thoroughly cleaned up. Customer is aware that in order to reconnect irrigation system prior to inspection, an above ground backflow prevention device would be required for an additional charge.
Properly Performed spring/fall maintenance 2 systems. Replaced all filters checked blower wheels for built up dirt/dust, cleaned flame sensors, cleared inducer ports, tested hot surface igniters, took delta Ts, cleared drain lines, tested safety switches, tested all electrical components, tightened all electrical connections, took running volts/amps, monitored systems operations. 36 degrees outside temperature, did not turn AC on.
