Call Rinnai customer support and provided a diagnosis on the error code 10. Also took apart the blower motor and burner assembly to blow out with 120psi for any debris inside. Reinstalled all the parts and tested the hot water and did not get anymore codes.

Performed home care maintenance on one system. Blower wheel is dirty, float switch isn’t shutting off the system, insulation is poor, condenser coil is dirty, and contactor is out of manufacture specs. Restored flame sensor. Cleared pressure switch tubing. Blower motor is pulling correct amps. ss1 is working properly. Delta t for cooling is in range. Flue pipe, gas sediment trap, and gas line are up to code. cleared condensate drain. 20/25/5 filter is clean. Pressures are good. Capacitor is in manufacture specs. Disconnect is working properly.

Came to install new evaporator coil for main floor. Had to transition coil into plenum. Seal coil to furnace and plenum. Installed new drain line and new contactor and 45/5 capacitor for main floor system.

Performed all the repairs listed below. The homeowner wanted these rapids done because system was freezing up when the large second floor zone was closed. The homeowner didn’t want to replace the system with a variable speed system and wanted me to do repairs on the current system to stop it from freezing up. I tested the system after the repairs were done. The system was operating at the end of service call.

Home owner has a shower that has a growth and we performed a leak inspection and come to conclusion it is the shower pan liner issue no visible leaks from valve or water lines.

Arrived to find main floor furnace faulting in heating sequence by gas valve solenoid not staying open. Replaced gas valve and tested for gas leak. System heating properly.

Replaced the stop valves and supply lines in the master and guest bathrooms.

Returning Monday to install new evaporator coil on main floor. Replacing contactor and capacitor for main floor.

Homeowner had a main waterline leak. I installed a new courtesy shut off at the meter box with a new dual check valve. I ran a temporary line over the yard and bored a new penetration inside of the garage and reconnected the waterline to the main in the home. 04/09/25 Dig team came and we buried the waterline and I put concrete and epoxy at the waterline penetration. Installed a new main shut off and a pressure regulator for the home and I strapped the pipe at the ceiling of the garage and ran it towards the water heater and reconnected everything to the main of the home with new shut offs. I insulated everything in the garage and tested everything and checked for leaks. I left site tubes for the inspector to see the pipe. 04/11/25

For this job, I completed a one system, home care maintenance. I tested the unit and heat and cool to ensure that everything was working properly. I measured all the electrical components of the system, as well as inspected the blower wheel and burners. I cleaned the flame sensor, and poured 2 gallons of water down the drain line. I then proceeded to inspect the outdoor unit and measure all his electrical components as well as get pressure readings.

Customer called us out here for multiple clogged drains throughout the house. Upstairs kids bathroom has a very bad clog in the toilet. Customer believes that children flush something down that should not go in the toilet as well as a lot of tissue or toilet paper. Children’s bathroom upstairs also is experiencing a major clog in the tub and shower. Customer already attempted to resolve this using a snake and was unsuccessful. Downstairs guest bathroom toilet is constantly running and I have to perform a minor repair to restore proper operation. I was successfully able to resolve all issues that were previously stated. The toilet is flushing and draining properly, though it is on its last leg. I did recommend the customer consider replacing the insides if not the entire toilet if it should cause more problems in the future. Installed a new 3/4 HP garbage disposal.

Today I performed an electrical home care inspection. I presented my findings to the customer. I did a panel restoration. I added a new 20 amp circuit feeding two new outlets in the garage

Install customer supplied shower valve

New evaporator coil and filter drier and outdoor capacitor. I installed a new wet switch. I pressure tested the system for over 20 mins at 285 psi. I pulled a deep vacuum and weighed in refrigerant. I ran the system for 20 mins and adjusted the refrigerant charge to the manufacturer specifications. I also cleaned the outdoor unit, changed the air filters and flushed the drain line with 2 gallons of water.

Remove old, toilet and replace with new Kohler toilet

Leak and ceiling underneath garden tub could not duplicate leak. Customer did not want to move forward with estimate without visual on leak/estimate for other miscellaneous repairs.

Dedicated circuit for garage fridge Ran circuit up to a 1900 box, conduit over to another 1900 box 15 feet away, and then down through the wall to another outlet. Circuit was put on a 20 amp dual function breaker

Main floor system seemed to freeze over. Medium buildup on filter and system is low on charge (410). This caused the unit to ice up at the coil and restrict air flow. Heat was on when I arrived and melted 5he ice as water was inside of drain pan. Main floor system is 2 tons and tied into the basement. System requires 850 cfms of return and 620. Recommending adding 10 return to the basement with drop ceiling diffuser. Upstairs 3 tons system requires 1200 cfm Sand currently has 800. It is my experience when new equipment is installed a lot of time the duct work size is not updated as well. I recommend adding a 10 return upstairs to bring in 1100 cfms. The upstairs supply plenum Add above the coil is collapsing and the supply collars are starting to fall off the the plenum. I’m recommending installing a metal plenum with new start collars and reattaching the duct work securely. The outdoor fan motor for upstairs is rated at 1.4 amps and was reading 1,2 amps. The bare minimum basic repairs to get the system running today. System is at full life expectancy do not recommend any major repairs moving forward

The homeowner has a leak in the master shower that was leaking through the kitchen ceiling. I had to open the ceiling drywall to make the proper repair. The customer is aware that this repair is not a permanent fix due to the shower pan fiberglass not being installed properly. There is no mortar bed to support the shower pan.
