Performed (2) system inspection. First floor unit is about 22yrs old with visible rusting and cracking on heat exchanger eyelets. Also noticed biological growth on coil and inside ductwork. Evaporator coil is slightly dirty, blower wheel has some buildup on blower wheel. Ac coil and condenser use R22 refrigerant and when pressures were checked found system low on refrigerant. Due to these issues and age recommend replacement. Basement unit is about 16yrs old heat pump system that uses R22 refrigerant, noticed ductwork was dirty and system was slightly low on refrigerant. Based on our findings today, it might be time to think about getting a brand new system.

Small hole in Sheetrock coming from corroded copper 90 fitting, cut out damaged section of water line and repair with new copper and fittings. Also located that leak through upstairs hallway bathroom came from spilled water seeped into grout cracks and back of toilet. Pulled and reset toilet with new wax ring, supply line and nylon bolts. Turned water on to test and ensure proper function of both repairs.

Thermostat did not have power due to a defective transformer. Transformer was blown due to a defective contactor causing a low voltage issue and it not having a fuse to protect the transformer. Replaced transformer, replaced contactor, added a fuse to system, and performed a coil cleaning on the outdoor system. Recommended replacing float switch with wet switch to ensure no water issues. System is operating properly at this moment.
