For this job, we replaced a customer supplied kitchen faucet as well as the three angle stops under kitchen sink. Pressure and thermal expansion was all good. When done we checked for leaks no leaks were found.

Failed condensation pump was the reason for the visit today. Replaced pump and tubing. Found low dual and blower capacitors, pitted contactor and no wet switch nor IAQ. The bare minimum basic repairs to get the system running today.
I sent a message via text & scheduled for a tech to come out quote us & do the job same day!!

04/05/2025 Issue: no cool due to freezing line set. System: whole home Finding: dirty air filter, dirty condenser coil, dirty evaporator coil, dirty blower wheels and ductwork’s, weak blower capacitor, no wet safety switch. Recommendations: take care of the above findings. Customer declined all options at this time.
Answered all questions and was courteous and respectful.

Based on our findings today, it might be time to think about getting a brand new system.

Only system in the house, hearing not working, due to no gas in the house. Customer is buying the house and heat didn’t pass on the inspection. With customer approval, I inspected the cooling system and did a visual inspection on the heating (furnace). AC is working, however, compressor or running on high amperage (9.92 amps, and it shouldn’t be higher than 12 amps), fan motor is over amping (reading 1.12 amps, and shouldn’t be higher than .90 amps). Also, contactor is burnt and pitted, outside condenser very dirt, blower wheel dirty and evaporator coil impacted and dirty with biological growth. Air quality in the house is poor and contaminated. Heat exchanger has some rusted spots and it’s compromised. Couldn’t check furnace , neither Co level. System is 23 years old, uses r22 (Freon), to cool the house and due to blower wheel, evaporator coil being very dirty, it affected the air flow and air quality in the house. Excavate water service on left side of home and perform repair on water service. Includes running piping through foundation wall and connecting inside. Performed work as per estimate. Ran copper through foundation wall and sealed from both sides of the foundation.

System not cooling due to clogged drain line. Tech was unable to do a complete inspection on out door unit due to heavy rain and lighting. While inspecting system inside tech noticed the following. System is over size in home. System should have been 3.5 ton. Also system is zoned. There is no by pass on system. With out having a bypass system can freeze up and also cause more problems in home. No wet switch in drain pan. There is a pan switch. Spoke with customer about becoming a maintenance member. Customer went with home care and drain line clearing. At this time system is operating Customer is wanting a quote on a new system for building in back. 4/7/25 Monday - 10- 12 .

No cool. Found breaker tripped. Inspected components and reset breaker. Found no cause for breaker to have tripped. Converted to maintenance. Inspected unit finding, dirty ac, dirty evap, minimal flood protection, slightly pitted contactor and weak run capacitor. Replaced run cap, cleaned evap coil, added uv flushed drain, cleaned ac, checked refrigerant levels, tested unit in heat cool and emergency heat. Also found indoor disconnect to show signs over overheating. Tightened connections. Customer recently had power loss and flicker during storms that went through the earlier this week. Customer prepaid for a year of maintenance.

No power in kitchen outlets. Found worn out GFCI outlet. Replaced GFCI and two other outlets in kitchen fed off of GFCI. Installed Surge Protection in panel to protect electrical panel. All equipment is working 100% upon completion of work.

Installed new switches for bedroom ceiling fans and whole house surge protection.

Customer stated that her one of systems is making weird noise. Let customer know that I would need to inspect both systems. Customer gave the ok to do so. While inspecting both systems tech noticed the following both indoor units have Biological growth growing inside the air handler. Drain lines need to be clear to verify there is no blockage and water drains properly for the summer. There is No safety switch at the evaporator coil if the drain line ever clogs water will go into the emergency drain pan. There is no wet switch in drain pan , But there is a safeguard safety switch in pan. meaning if the water ever gets in the drain pan, it would have to fill the pan up before the system will shut off. Blower wheel is needing a cleaning as well as the evaporator coil indoor with a micro growth disinfectant to kill the bacteria that is growing inside the air handler. UV light needs to be installed to where the growth will not come back. let customer know it wouldn’t hurt to add a return i

Breaker for AC UNIT

Installation of a 50 gallon electric water heater. Tested for leaks and function, all good. Thank you for choosing T.E. Certified. T&P drain line is pex. This material is crimped with inside the pipe fittings. This water heater will be inspected. If the inspection fails due to this piping, we will need to change it to pass. This piping change is not part of this install.

Customer had bathroom remodeled recently and the plumber (not us) crossed the hot and cold supply lines and installed the shower cartridge upside down. I fixed this issues.

Completed one system maintenance, verified and changed filter , cleared drain lines with 2 gallons of drain treatment. Checked all safety and components. While maintenance system tech seen the following . No saftey Switch on the drain line. There is a safeguard pan switch in pan , spoke with customer and recommended a wet switch. capacitor on outdoor unit is failing spoke with customer about all repairs that need to be done. Customer wanted to do capacitor and drain line safety switch only. Install new capacitor 45/5 and safety switch on drain line. Tested past at this time system is operating.

Did an inspection on both systems. Both heating and cooling are working, but with issues. Furnaces are 19 years old and AC 8 years old. Both blower wheels are very dirty, return and supply plenums covered by biological growth and nasty, capacitor very weak and heat exchangers very rusted and compromised. Air quality in the house is very contaminated. Both ACs are low on Freon and condensers very dirty. Sent estimates for potential repairs, but any repair, as adding Freon, will be not enough to bring system back to efficiency. Furnaces are not variable speed motors, air quality is really poor and contaminated and will never achieve the efficiency of the system. Highly recommend to upgrade both systems and both supplies and returns plenum, for metal ones. Both systems are 2.0 tons and possible upstairs is undersized and not enough airflow in the master bedroom. Set a lead for tomorrow from 11-3 pm.

Cory was awesome as was the other gentleman with him, that Im sorry to not name him as I didnt catch his name. I had an issue I thought would be minor but thankfully Cory's expertise led him to uncover an underlying issue that would/could lead to some worse events down the line. I didnt have the money to fix everything but got the big things out of the way as well as the items that were the reason for my call. Both guys were professional, courteous and so neat. They cleaned up so well after the work was done and Cory explained everything that was done and showed me what is left and answered every question I had. Im very pleased with the work and will definitely use this company again. I highly recommend them!
