Today we came out to perform hvac inspection on one system zoned 2022 Rheem 90 plus 5 split.
Breaker/ troubleshooting/switch/ outlet
Replace all dual function breakers in the panel with new ones
For this job I completed a home inspection due to mice being found in the home. After inspection I completed a whole home re-device and during the process found multiple chewed wires and a dead mouse inside a outlet box. There is also a hazard condition in which previous owners had tapped multiple wires outside of a junction box and tried to hide it with a piece of sheet rock backing. This will be addressed on my return visit. Customer also did not have GFCI protection in the kitchen so new GFCI devices were installed. Also separated the grounds and neutrals in both main panels as well as add whole home surge protection to each panel. I will be going back to run cat 6 cable and install LED strip lighting underneath the railing on the stairs to the second floor.

For this job I installed a universal tesla wall connector next to the main panel in the garage. Ran a new dedicated 60amp circuit to the charger and installed a new Leviton 60 amp breaker. Customer already has whole home surge protection.

Replacement of turbine in moen Flo automatics shut off valve. Customer supplied part. Part was changed due to mechanical fault of heavy rust build up on old turbine. All is working at this time.
Water line repair service call. Home owner had a leak on the supply line on a signature faucet. Troubleshoot supply line and found the proprietary seal is failing and needs a new one. This looks to be a speciality part if home owner supplies the part we can install and replace this for the quote left for $123 if just replacement of seal. Tripping breaker
Cleared blockage in upstairs master bathroom toilet with closet auger
Reroute drains servicing right side of house to obtain proper grade
Installed new code approved washer box in wall with proper hammer arrestors. Connected back to existing cpvc water piping and pvc drainage. Purged system of air and tested for leaks and proper operation.
The bare minimum basic repairs to get the system running today.
Cleared laundry machine drain with tub gun, cable kept going up the vent stack, which made clearing this incredibly difficult, hand fed cable in 8-10 feet and slowly cleared affected area, tested fixtures with no indication of a blockage, drain flowing smoothly. Service scheduled to replace leaking shutoff valves for washing machine.
Expose inside of ceiling in kitchen below guest bath and perform leak detection to identify source of leak. Was unable to identify source of leak and referred Property medics to help identify source and location of the original location of leak.
Installed a halo ion 6 water filtration unit, replaced an expansion tank and added a bracket for a secure application, and replaced the master bathroom wide spread faucet specialty cartridge for the cold and hot. All connections have been tested and purged. The homes water pressure is not sitting at 70psi.
Today I replaced a meter base, fed new wires through the service mast, and installed a whole home surge protector in the main panel
Customer called us out today because upon changing a GFCI in the kitchen, it tripped the device and breaker. Upon resetting the affected breaker, he saw a small flash behind the panel cover. We removed the panel cover and visually inspected the affected breaker as well as doing a voltage test on it. The breaker showed no visible markings due to the small arc and the voltage read normal. We visually inspected the GFCI in the kitchen. The customer also explained that the GFCI in the recreation room randomly trips when turning the light switch off after using the peleton. This is causing their water circulator to not work along with other outlets in the room. We tried to recreate this occurrence with no luck. We suggested changing out the device and the switch near it which we did with the customers approval. We also left the option of running a dedicated 20 amp circuit for the water circulator to separate it from the basement recreation room circuit.
Replaced faulty breaker. Troubleshoot light in kitchen nook. (Light fixture was tripping breaker) Troubleshoot outlets and light in garage and bedroom above.
Replace old washer box with new. Old washer box does not have water hammer arrestors and the gate valves are deteriorated. Pressurize lines after and check for leaks.
