Performed inspection on one system upstairs for cooling. Checked all electrical and amperage. Checked blower wheel and evaporator coil are good. Checked blower motor capacitor. Unit does not have in-line safety or wet switch. Drain line does not have PVC tee. Checked thermostat. Customer stated back light turns on and off occasionally without it being touched. Thermostat is operating in both heat and cool. Checked capacitor, contactor, and pressures. System operating as should.

Based on our findings today, it might be time to think about getting a brand new system. Performed diagnostic for upstairs unit. Found dirty blower, no te standard flood protection flood protection, blower drawing higher amps, compressor outdoor was not running. Contactor was pitted, dual run capacitor was failed, and condenser coil was completely compacted with dirt.due to age of unit and cost of repairs customer requested estimate for replacement. Unit is non operational at this time.

Troubleshoot electrical issue. ISSUE: breaker for master bedroom tripping LOCATION: master bedroom FINDINGS:found backstabbed devices and nicked wires in the boxes. Also discovered an arc fault in the ceiling fan RESOLUTION:disconnected ceiling fan and highly recommend replacing the outlets, switches and the breaker for the circuit. Homeowner decided to not do any repairs and understands that they may future issues on the circuit

Second floor. Performed blower wheel housing assembly clean. Installed in line safety and wet switch. Installed blower capacitor. Redid torn up arm flex. Install installed new condenser fan motor and outdoor capacitor. All is good. Main floor. Hooked gauges up and found sub cool higher than when left last time. Performed quick electronic leak search on both indoor and outdoor coil. Did not get any hits. Added 1 pound of 410 a. I do not believe there is a refrigerant leak. Monitor pressures on next home care if pressure is low recommend nitrogen assisted refrigerant leak test. Customer is aware. Added wet switch. And corrected Arma flex.

Cleared a toilet blockage with closet auger. Brought back foreign object.

Costumer call because help was needed to install new ecobee thermostats, while cheking wiring for thermostat on unit notices that there’s was dust and debris sitting on blower wheel and running into ductwork system, filter needed to be replace and flood protection need upgrade to avoid any water damage on ceiling. Also ductwork system is outdated and if not taking the preventative actions could cause air flow issues of biological growth, highly recommend to add a germicidal UV light to avoid the problem. Outdoor unit is cake up and need to be chemically clean to be able to read accurate pressures/refrigerant and avoid system from overworking and damage electrical components. Let costumer know about this issues and recommended preventive maintenance to keep system clean and avoid any future issues or harm that could be cause to system and home. Found failed transformer, failed controls board, dirty blower motor, dirty condenser coil, Custimer also recently replace dual run capacitor, unit has float switch only not TE recommended flood protections. Due to cost of repairs and age of unit. As well as unit not being under warranty Customer opted for replacement estimate to have all option in front of them. Unit is not working at this time. Will need to order parts if customer approved any of the estimates for repair.

Install a new dedicated circuit for an all electric cooktop. Wiring is ready for the cooktop, capped off for installers. Breaker is turned off until they are ready to turn it on.

Performed HomeCare routine maintenance inspection on 3 systems. Checked amp draws. Cleaned flame sensors. Cleared pressure switch tubings. Cleared condensate drain lines. Replaced three 16x25x4 media filters. Poor and no water protection for all 3 systems. Blower wheel cleaning needed for all systems. Rusted evaporator coil for 3rd floor. Pressure levels are in decline for R22 based system for 3rd floor. Numerous failing components. Advised customer to seek options to upgrade system. 1st and 2nd floor systems have smaller issues that can be corrected. Recommend UV BlueTubes for 1st and 2nd floor systems to protect evaporator coils from growth. Pressure levels for other systems were normal. Informed customer of all findings. Systems are currently working.

Arrived, found system not cooling due to bad capacitor at outdoor condenser, not allowing compressor to turn on. Installed new capacitor and cycled system on. System now cooling. Found no in-line safety or wet switch. Also dirty blower wheel.
