Our client give us a call back about a pre-existent issue with the garbage disposal that keeps jamming. Due to the age of the disposal, I recommended to the customer on my previous visit. That is best to replace it because of his age. After permission to proceed with the job, I uninstalled the disposal. Inspected the electrical and Drain. The new disposal was installed and it’s operating properly. The client also spoke on the fact of the age of the water heater and importance of going ahead and getting it replaced as well as the PRV. OUR CLIENT IS CURRENTLY TAKING IT IN CONSIDERATION AND TRYING TO PLAN HER SCHEDULE ACCORDINGLY. ALL WORK IS REFLECTED IN PHOTOS AND VIDEOS.
Tenant/landlord Main floor system not cooling. Found outdoor fan motor had failed due to dirty outdoor coils. Tried to spin the fan and fan was locked up. After testing capacitor and pitted contactor my recommendation was to replace these failing components. Mr. Coat chose the better option of replacing fan outdoor fan motor, contactor and capacitor. After repairs I inspected filters and heating sequence on the furnace. I informed homeowner that both condensation drain lines tie into each other and have no water safety except for float switches in the pan. I recommend to have 2 inline safety float switches installed and water detection safety switches installed on both units. I inspected both 16x25x1 filters and cleanliness of blower wheel and duct work. I am recommending having blower motor assemblies pulled out and cleaned as well as having both duct systems cleaned of dirt and debris.
Repair section of gas pipe to stove pipe
Installed two brand new Ecobee 3 Lite thermostats. Ran a new thermostat wire for the main floor system. Tested operation and ensured everything runs properly.
Our client had an issue with their garbage disposal in the kitchen. Once I got to the kitchen sink, I noticed garbage disposal didn’t have any power. Client proceeded to show me the way to the basement to the breaker panel which the breaker was not thrown or in the position. Came back upstairs and pressed the reset button on the garbage disposal a couple of times. A cut on the power supply or light switch and the garbage disposal buzz. The garbage disposal was simply jammed by debris that was eventually grind up by the disposal itself. While with the client the other items in the house and discovered that the PRV is starting to fail and letting in a little bit too much water pressure. Also, the water heater itself is 13 years old and has about rain as course in time. I have left three quotes for the customer to review and respond back, and also not the high water pressure.
Mine has a odor in the half bath. Suggest client pull and reset toilet to confirm. Wax seal is working. Wax Hill appeared to be OK with toilet pulled. Reset toilet with new wax seal and supply line. Tested with no leaks. Clients dishwasher is not level, which could potentially be causing an issue issue with a pump and an odor. Client will have an appliance person check out the unit or replace. Client has a leak in the front yard. After a visual inspection, I can clearly see a zone control is leaking at the connection to the supply or the control itself. Client will have an irrigation company come out and remedy the issue. Client has three flappers that are needed throughout the house. Client will purchase flappers and change them. Documented all work with pictures.

Based on our findings today, it might be time to think about getting a brand new system. Furnace is not igniting the burners. Hot surface ignitor blows but gas valve is not opening.
