Repaired drain line penetration. Removed old cement from both sides. Applied new hydraulic cement and tar inside and outside.

Replaced old leaking water with new 50 gal Rheem. Added warranty extension kit. Installed new expansion tank and pumped to 5psi higher than the house pressure. Installed in pan. Today we came out and signed customer up for one system home care and performed service 2015 Rheem 75k furnace with matching 2.5 ton ac. Customer has had an issue with furnace not working all the time. Found customer did not have enough return air 12x20 and a 10” existing causing furnace to over heat. Adjusted gas pressure down to manufacture specs a no flushed drain line. Observed weak ignition system and cleaned flame sensor. Exhaust piping coming off furnace is not up to current code single wall piping must be double wall piping. There is no emergency drain pan under furnace or a wet switch although client does have a SS1. Equipment is nearing full life expectancies, left repair options with client and do not recommend any major repairs moving forward a long term solution is gonna be to update equipment

At arrival on 02/13/25 Issue: no cool System: main floor system Finding: leak on brazing joint close to evaporator coil, low refrigerant, poor brazing at compressor joints, no wet safety switch. Recommendations: replace the condenser and evaporator coil, add a filter rack, add a wet safety switch, replace 1 supply grill with the correct one in the basement. Set a lead for tomorrow Based on our findings today, it might be time to think about getting a brand new system.

Upon arrival, the customer showed us to the basement bathroom where the sink is leaking due to a faulty slip nut. The customer also requested a crawlspace inspection to ensure that the plumbing is operating properly due to concerns of a leak. With customers approval to perform leak search and necessary inspection, we examined all plumbing accessible from the crawlspace and found the following. WATER HEATER: -Improperly installed thermal expansion tank ( Lack of adequate support and installed on the incorrect pipe) -Isolation valve is installed on the hot side so the unit does not have means of water isolation. -Lack of electrical conduit. -Lack of electrical disconnect -Lack of electrical bonding jumper between hot and cold pipe. -Improper piping material. -Lack of proper Pipe insulation. -Improper T&P Discharge pipe. WATER DISTRIBUTION: -various leaks on the hot and cold lines. -Improper repairs over these leaks. -Original piping to the house. -Hose Bibb isolation valve leak. -D

Upon arrival, customer showed us to the downstairs powder room where a water stain was visible on the ceiling. With customer’s approval we cut a small section of drywall in the ceiling and determined that the leak was from an improperly sealed shower drain. We disassembled the shower drain, removed pieces of the old rubber washer, cleaned the assembly, reinstalled a clean rubber washer, and reassembled the shower drain. After thoroughly testing the drain, it was determined that no other leaks are present at this time.
