Cut open ceiling in the garage to diagnose the source of the leak. Found water to be coming from the toilet flange. Pulled the toilet and discovered that the wax seal was deteriorated. Also found that toilet flange to be broken but has a flange spacer installed on top of it. We reset the toilet with a new wax seal and advised the homeowner about replacing the toilet flange so that the toilet will properly secure to the floor. The water pressure to the home is 160 psi. Water pressure should be 50-80 psi. I strongly recommend replacing the pressure regulator to prevent and future damages to the plumbing fixtures and water lines.
