Job Locations and Reviews

I was called out to Matt & Jennifer‘a house for a Homecare maintenance. During the thorough evaluation we discovered the upstairs system had a clogged drain that I was unable to unclog, the ac needs cleaned, the condenser fan motor is working intermittently, there was a leak at the braze joint next to the coil, and the Homecare needs to be renewed. Today I corrected the leak at the coil, and installed a condensate pump for the upstairs system to replace the drain line. I will return tomorrow to clean the ac and replace the condenser fan motor.

Tesla wall connector and smart module

Replaced prv and main valve and thermal expansion tank. Pumped tank to 5-10 psi higher than house pressure. Purged air from system.

Customer had water coming from relief line on water heater. We had installed water heater 9/29/23. I replaced the pressure regulator valve due to water pressure was reading over 80psi. I replaced the original gate valve with a 1/4 turn ball valve. The T&p valve was replaced and reconnected to the relief line. The expansion valve was removed from the system and capped off. Pressurized system and aired out. Checked and verified system was functioning properly. Thermal expansion tank air bladder was still intact. Water pressure is set to 65psi.

Homeowner recently had a new vanity installed and whoever installed it did not put the clip for the pop up assembly. Installed the clip and tested work.

Installed new three-quarter inch main shut off valve, three-quarter inch PRV, three-quarter inch dual check valve, and a small section of pex pipe for homeowner to connect to. Tested the plumbing that we worked on, no leaks were present. The house is sitting at 60 psi.

For this job, the heat exchanger as well as the vent both had leaks on them. I called rhinnai to see what they recommended. Rhinnai recommended replacing the unit with a new tankless. Rhinnai provided a warranty swap unit to replace it with. We also replaced the Prv and the customer opted to have a ionizer installed for the new unit. I tested for leaks and hot water did not find any issues.

We completed the home inspection to find the following: Inspection -Exterior of Home- *Gfci by front door is not weather rated *A/C disconnect has indoor rated wire line side, -Crawl Space- Receptacles not gfci protected Recess light missing cover Lights not gfci protected Lights not working Furnace wiring is not physically protected Loose wiring Coax cable and phone line should be demoed if not used -Living Room- Receptacles has illegal neutral to ground bonding, boxs needs replaced -Dining Room- Receptacles have illegal neutral to ground bonding -Stove- 4pin receptacle with 4pin cord has illegal bonding -Hallway- Receptacle has illegal neutral to ground bonding -Hall bathroom- Receptacle is gfci protected. Box is not bonded and ground screw is not tight, wires are not wrapped all the way around the screw -Back bedroom- Illegal neutral to ground bonding -Left Bedroom- Broken box, loose grounding on device -Panel- Panel has broken breakers Tandems installed in illegal

Flushed tankless water heater with solution for 45 minutes. Cleaned inlet screen of debris. Water pressure was a little on the low side. Left estimate to replace prv, main valve, and thermal expansion tank. Can’t do work today as hoa has to approve water shutoff.

Replace filter and chemically cleaned outdoor unit. Verified system operating before leaving . Change filter as a courtesy let customer know filter change was done on this visit as a courtesy at no charge. Any future visits for the same repair will be quoted for pricing before they are completed.

Today I repaired a nicked wire from the plate screw on the car charger outlet.

No cool whole home. Found thermostat off upon arrival. Switched system into cool. System appeared to be functioning properly. Spoke with customer about maintenance plan. Customer agreed to maintenance. Performed single system Homecare visit today. Visually inspected blower, and all coils. Changed filter. Checked refrigerant levels, checked electrical components and safeties. Flushed and pumped drain line. Found a hole in ducting causing air leakage, minimal flood protection, dirty heat pump, and contactor starting to burn and is pitted. Found system to only have 1 locking cap upon arrival on heat pump. Customer agreed to repair ducting and clean heat pump. Properly cleaned heat pump and repairs hole in ducting. Located other locking cap inside unit upon cleaning. System appears to be functioning properly at this time given these current conditions.

During the evaluation we discovered that the system is from 2018 and warranties ended in 2023, the system is zoned but the type of furnace and ac don’t work well with zoning causing excessive wear and tear, the plenums are duct board, the ductwork is small for the size of the system, and all 3 motors are showing signs of wearing out. Due to the cost of potential repairs, the poor application for the system, and lack of warranty to help replacement is a viable option.

Completed a 1 system home care maintenance. Checked the air filters, blower motor, heat strips, compressor, fan motor, contactor, refrigerant level, and the capacitor. Also, cleared the drain lines.

Replaced 5 recessed lights in the kitchen and living room

Replaced kitchen faucet.

Installed new thermal expansion tank and customer supplied anode rod. Rebuilt sink waste for kitchen sink and installed an air admittance valve.

Replaced cartridge in guest bath. Tub spout was leaking. Repaired. No leaks at departure of tech.

Basement/garage vanity water supply and drain rough in. Also roughed in a water supply for future toilet. Tested and checked for leaks.

Today I installed a customer supplied Tesla wall charger. The charger is mounted below the panel on the back wall of the garage. I had to install two tandem breakers to make room for the charger. Those breakers are circuits number 25 and 30.

Perform electrical home inspection, provide notes and recommendations for upgrades/repairs.

Replace seu weather head and install new eyebolt

Run new power to the 2 new attic fans from existing attic circuit.
