Perform five system maintenance. The systems are a mixed lot. Two or newer arranges. Two or newer carriers. Main level system is a 2006 train furnace and AC. Upon inspection of this main level furnace found a cracked heat exchanger. This is a failure. This heat exchanger should be replaced or this furnace replaced before uses a heat source again. Will quote price to replace heat exchanger. Recommend looking at the option to replace as well. This is a 20 year old system and sinking a lot of money into. It is not wise. Other components will simply start failing as well. All other systems are in pretty good working order. The coil for the upstairs portion on the condenser is a little dirty on one of the newer units. Upon arrival the home owner showed us to various issues around the home. Including - a faulty PRV, 8 pinhole leaks on the copper lines in the garage, leaking shower drain from the master bedroom into the second floor, and a leaking hose Bibb. With the homeowners approval we disconnected and removed 40ft of copper and installed new healthy copper, we cut and removed the shower drain and replaced it with a new drain and trap assembly. We cut out and removed the main shut off valve for the home and PRV and installed a new ball valve and PRV. We then removed dry wall behind the hose Bibb in the garage and installed a new main shut off and hose Bibb with vacuum breaker. Once all repairs had been made we pressurized the home and tested to confirm all function, no further issues detected at this time.

Service Call - No cool 2013 Rheem gas furnace and AC - Main Level System not cooling due to outdoor unit locked out on low pressure switch. I jumped out the pressure switch to measure refrigerant levels, system is very low on refrigerant. Performed visual and electronic leak search. Electronic leak detector went off in 2 places at the outdoor unit and at the evaporator coil. Suction service valve is leaking and main connection at condenser coil is leaking. I have went over repairs and replacement options. At 12 years old and at the tail end of life expectancy, I recommended getting a quote on updating the system. Refrigerant circuit repairs are costly and internal damage to the compressor from running low on refrigerant can not be reversed. Arrived to complete estimated work. After opening up the walls inside the bathroom we noticed that there was no way to install out drain line due to odd stud placement and a water main with a meter. We had a camera tach come out and located the building drain under the slab. We will be returning to complete new estimated work by busting open the slab, digging down to drain line, and tying in new sink drain. Will still need to run water lines from current distribution lines to new sink area.

Installed outdoor outlet

We came out today due to circuit #19 a AFCI breaker tripping. The breaker controls the upstairs bedroom on the right (light and receptacles) and the loft (lights and receptacles). We went through the circuit and found loose stab in backs, loose shepard hooks on terminals and unprotected ungrounded wires in the 3g switch box. We removed the light fixtures and checked the wiring as well. After going through the circuit I went into the attic to check the wiring along with the keyless light and receptacle. I checked the terminations at the breaker and found the insulation of the neutral wire to be under the terminal and not making good contact to the breaker. We turned the circuit on and went back upstairs to turn everything on and the circuit was on and holding. I informed the homeowner to pay close attention to what is being plugged in and what is being turned on and if the breaker trips to make a note of it and call me back. Customer called us out for three tub and shower drains that are draining extremely slowly. I will attempt to remove stoppage by cabling each shower drain individually. Customer also wanted us to snake the main drain through an accessible cleanout for the $73 special. Customer stated that a dispatcher gave wrong information and said that the $73 drain special is just for us to look, but not to do any work. I clarified this with the customer and went ahead and performed the drain special as a courtesy. I was successfully able to clear stoppages in all three tub and shower drains. All showers are draining properly at this time. I also snaked the main drain and verified that everything is properly draining at this time. Customer is very satisfied.

The bare minimum basic repairs to get the system running today. Based on our findings today, it might be time to think about getting a brand new system. Basement system has major refrigerant leak in evaporator coil compromising compressor as well. Advised client that it is not healthy to breath refrigerant fumes and leaks only get worse as time goes by. Installed new contactor, transformer and charged system for temporary cooling. Scheduled customer with install supervisor to give options on updating basement heat pump system 2.5 ton Goodman THERE IS NO WARRANTY ON REFRIGERANT AND IT COULD LEAK OUT AT ANYTIME.

There was a pinhole leak coming from the hot side. I had to cut a lot of Sheetrock to track down where the leak was coming from and eventually found the leak. I cut about 6 feet of 1/2 Pex pipe and replaced it with new Pex piping. I tested everything and checked for leaks.

Removed and replaced bad damper motor for guest bedroom. Checked operations. Kids room front of house, has the only old style damper motor left.

Completed replacement during visit today, followed proper procedures, evacuated system, load, nitrogen and insured no further Then charge the system not only to manufacturer spec, but to designated temperature set and maximum efficiency. Made sure to clean up work area and leave no trace of work. Customer is happy.

2 system Homecare. Flushed and pumped drain. Cleaned flame sensors, checked unit in heat and cool, visually inspected filters, coils, blowers and heat exchangers. Replaced water service. Customer had city install new water meter. We trenched new water service from side yard to side of house. Made penetration. Used hydraulic cement on inside and outside. Used tar on outside. Used 2” pvc to sleeve new water service. Turned water back on and tested for leaks. No leaks.

Open tile shower wall to repair leaking shower riser. Repairs cannot be done from the back wall of the shower as this shower riser is on an outside wall and the exterior is brick. Repairs must be done from shower wall. Work performed: we removed one tile to expose drop ear elbow. We cut out the elbow and found it had a large crack. We installed a temporary cap and pressurized shower riser for 15 minutes and saw no leaks. We removed temporary cap and installed new piping, and a new drop ear elbow. We reinstalled shower head and shower arm. After waiting 1 hour for cpvc cement to cure, we ran the shower form 20 minutes and once again saw no evidence of further leaks. Thank you.

Troubleshoot why outlets and lights aren’t working. Install new outlets in the kitchen to correct melting connections. Install new outlets and switches on the circuit for the bedrooms. Connect wiring for ceiling fan and install a fan rated box.
