Performed an HVAC maintenance inspection on all 3 systems in the home (upstairs, main floor and basement) as part of the $59 tune-up deal. Tested heating and cooling from each thermostat. Measured the refrigerant pressures and electrical component readings. Inspected the safety and cleanliness of the systems. Ran ductwork calculations. Cleaned the flame sensors. Inspected the heat exchangers. Replaced the 1” air filters. Reported findings to the customer. Based on our findings today, it might be time to think about getting a brand new system.

Performed diagnostic on upstairs furnace, I found that the flue pipe was not vented properly and this was causing water to build up in the inducer, causing it to shut off. I properly vented the pipe and secured it so that this won’t continue to happen, the system is now heating properly at this time.

Replaced prv, expansion tank, and two toilets. Removed old toilets and made sure flange was in good shape. Set new toilet and installed new supply line. Tested both toilets. No leaks then caulked. Turned water off to home and drained house. Cut out old prv and replaced with new watts. Set pressure to 60 psi. Removed old expansion tank and installed new one with bracket. Pumped new tank up to 65 psi. Restored water to home and purged all lines. Tested for leaks. No leaks.

Home owner had a leak appearing from under a tub from upstairs. We performed a leak search and found it was dripping from the San tee glued joint. The vertical connection has questionable angle because the horizontal run was a bit to short so this will be corrected on next visit. Including replacing a garage disposal that is rusted and gets stuck often. We will be coming out on Monday in the morning 9-11 window to complete the options customer selected.

I troubleshot why a bathroom bath fan was not working. The switch had no power and I traced it all the way back to a tripped GFcI. I also removed a ring doorbell and installed a standard doorbell. I also did a home inspection. The homeowners are selling soon and wanted to be made aware of any issues that a buyers home inspector might bring up.

Home care for two systems. One regular ac (upstairs) and one heat pump (main level). Heat pump has a regular thermostat (2) and not engaging heat pump, when heat is on call. House is using electrical heat to heat the house only. Replaced both thermostats , for heat pump thermostat. Checked both, heat and cool and system is working properly. Upstairs system is cooling and heating properly. Recommend to upgrade both flood protection devices , install a blue tube up light system, for the upstairs. Main level has a up light installed. Also, dim blower cleaning wash on both system. Customer decided to replaced thermostats only, at this time. Vacancy home and customer will sell the house. No other issue at this moment.
