2007 carrier gas furnace and AC (17 years old) Came out today to install a customer provided nest thermostat, thermostat did not have enough wires. Found all wires were not used, wired up main control board in furnace and at nest thermostat, thermostat is working properly. Tested heat and cool after thermostat installation, cooling works but is only making a 14° temperature split. The temperature split should be around 18-22°. This system is low on refrigerant, observed that the evaporator coil is rusted and has a slow leak. Unfortunately this system operates on R-22 Freon, R-22 Freon went through a mandatory phase out by the government and refrigerant and refrigerant related parts are no longer available. When testing the heat, the system ran for about 5-6 minutes then shut down. Observed at the furnace that the main control board was flashing a code for limit switch open. I tested the limit switch to ensure that it was good and not faulty and the limit switch is in fact good. I too

Called out for tankless estimate. Found an aged PV Rheem hot water containment system located in the utility closet in the basement. Removed aged unit and installed new Navien 240 A2 tankless hot water system bringing all aspects up to code including but not limited to ball valve, check valve, thermal expansion tank, new gas line, new gas valve and proper venting. Installed comfort T under master bath sink to keep recirculating hot water flowing at all times. Installed gas regulator at gas meter to regulate gas pressure for when AGL upgrades meter to high pressure to accommodate for new BTU load.
