Upon arrival, The customer showed us to the living room ceiling where there was water stains along the ceiling and walls. Customer then showed us to the master bathroom that has a freestanding tub. The tub drain had become disconnected due to a broken drain Assembly. With customers approval, we pulled the freestanding tub and found that the piping needed to be adjusted in order to relocate the tub drain and install a hub receiver. We adjusted the 3” PVC over in order to get clearance and installed a hub receiver with a new trap. Tested to confirm proper function, no further issues detected. The customer will have a tile company reset necessary tile and waterproofing, and we will return to reset the tub. We have provided the estimate for return visit.

No heat-system had a frozen drain line and thermostat face failed. We thawed the drain line and insulated it all the way to the wall with armor flex. After thawing the drain line, the condensate pump emptied outside. Customer was told that drain line may freeze again. After thorough inspection we did pick up a refrigerant leak at the evaporator coil. Customers system had minimal flood protection and system needed maintenance cleaning.

Performed 3 system homecare, the basement is from 2022, the upstairs is from 2024 and the main floor is from 2014. Each system has proper drain safety and each system except the basement has proper media filters. Customer complaint that since we added air flow to their kids room upstairs their master bedroom stays too cold. The master bedroom had tall vaulted ceilings and is also above the unconditioned garage which was 45 degrees this morning. All of this will inhibit the room from staying as warm as the others. I spoke to David about options for either conditioning the garage space or adding dampers to tune the airflow upstairs, but he wants to wait at this time. Only changed 5e basement 1” filter because the others still had plenty of life in them. Sent estimates to customer to review options to preserve the life of the systems.

2021 Lennox gas furnace and AC Checked media filter, it is dirty at this time, homeowner has the filter on order and will change it when it arrives. Cycled equipment on from thermostat, tested both stages of heat. Removed and cleaned flame sensor, cleaned burners and fuel rail, cleaned out inducer port and hose. Took temperature readings at equipment. Changed thermostat from manual to auto change over at customer’s request. System is operating properly with no immediate issues or concerns. 13 year old Trane gas furnace and AC (located in attic /upper level system) System not heating and flashing hard lock out code. System has tripped the high limit several times, reset system and observed that the gas valve is stuck closed. Removed high limit to examine, high limit is burnt up. I used my borescope camera to look in at the heat exchanger behind the high limit to see why it’s getting so hot. Inside the system I observed multiple cracks on the heat exchanger, this is the culprit for the over heating. A cracked heat exchanger is a safety hazard and could lead to carbon monoxide issues. I also observed that the blower wheel is impacted with debris and the blower motor is over amping trying to reach full RPM. I went over all of my observations with the homeowner and went over repair vs replacement. Due to age, condition, cost of temporary repairs, and equipment at the tail end of life expectancy, I recommended updating the equipment. The homeowner requested we send out a ins

We had a smell of burnt plastic upstairs and the electrical wiring seemed a likely culprit. Called TE and their team sent their techASAP. Technician (Brandon) was excellent. Found the issue was in the transformer in the garage, fixed it and still had time to replace an out-of-date smoke?CM detector at our request.
