Main level consist of 20 y/o Lennox furnace matched with 1 y/o Rheem AC. Checked amp draws. Cleaned flame sensor. Cleared pressure switch tubing. Recommend blower wheel cleaning. Customer has a leak in the garage ceiling. I opened it up to find the cause, there were multiple spots where the leak could be coming from. I was able to find the cause and it’s the shower pan liner is leaking, meaning the issue is within the tile work in the shower. I explained to the customer that the best solution would be to retile the shower.

Replace bath fans and install outlet in attic

Based on our findings today, it might be time to think about getting a brand new system.

Tested system not cooling for the whole home. Found the condenser fan motor outside has failed and also tested both the fan motor and the compressor with a meghometer. Both were reading that the windings were bad. Also tested the capacitor and contactor along with the indoor components. Found that the blower motor capacitor was slightly low and the wheel was very dirty. System had dryer vent, running for the flue pipe and needs to be replaced with Bvent. Today we completed The bare minimum basic repairs to get the system running today. This included replacing the compressor, condenser fan motor, capacitor, contactor, flue pipe, and cleaning the condenser coil. Tested system fully after repairs and found no failures at this time.

Replaced customer supplied thermostat. Started and tested thermostat. Showed customer how to work thermostat. System is running at this time .

Replaced frost free hose spigot for back of home and reworked piping underneath kitchen sink adding new ball valve.

The expansion tank at the water heater has burst and flooded the basement. According to the homeowner and the staining on the wall the water reached a few inches high flooding the burner chamber of the water heater/burner assembly. Per manufacturer recommendation the water heater is not to be put back into service. Shut off the water to the home and drain the system down. Remove the existing water heater and associated piping. Install new Rheem 50 gallon water heater in a pan with new piping for the recirculation system, valves. Check valves, expansion tank, etc. Install new PRV, main valve. And remove/replace SharkBite fittings on the main inlet before the PRV. Pressurize the system and remove the air from the lines, set the pressure to 65 psi, and put the water heater into service.

Cut open the Sheetrock wall on the backside of the bathtub. Turned on the water to recreate the leak. Ran the bathtub, shower, sink and flushed the toilet. No leak could be found at the time. The Sheetrock has no signs of water inside of the wall.

Responded to no heat call, found bad board and gas valve, also noticed rusted flue pipe and heat exchanger. System lacks proper flood protection as well. Due to age and condition strongly recommend system replacement Based on our findings today, it might be time to think about getting a brand new system.

Kory was great!!! He assessed my current situation that required replacing two bathroom faucets. He then explained clearly what he would do and provided a very reasonable quote for the costs. After installing the faucets and ensuring the functionality of both, Kory then cleaned up the area before leaving. I will definitely call TE Certified in the future should the need arise.
