HomeCare inspection
Homeowner has had water leaking from the 2nd floor to the 1st floor on and off for a couple of years. The drywall is open in a couple of spots and can see where the water is coming from, but cannot find the source of the leak. The homeowner ha shut off the water to the sinks and still had a leak periodically. Inspected and found that the exposed "drain" is actually a vent for the basement bathroom and carries no water. The roof has been replaced recently and the vent through roof has been candy caned so water will get into the system. No signs of leaking were found in the attic. While running water to check the drain it was found that the left side sink pop up assembly was leaking. Removed the pop up and installed a new pop up connecting to the existing drain. Tested and is not leaking. Tightened the faucet in the master bathroom left side. For now the homeowner is going to monitor the situation and if necessary we will come back and open drywall to expose the piping. One theory is tha

For this job we installed 4 new wafer lights in the dining room. We realized the power wire was faulty and ended up pulling a new home run as a courtesy. We did a box expand and installed a dimmer to control the wafer lights. We also ran a dedicated circuit and installed two weather proof GFCI devices on the corner of the home near the garage. Installed outlets with a new bubble cover as well.
Replaced 3/4 prv and two expansion tanks.
Install new customer supplied lights in dining room, breakfast room, and basement vanity. Install customer supplied dimmer in dining room.

No heat main floor. Thermostat keeps shutting down. Found nest wired to rh and not rc and battery dead on thermostat. Moved to rc. Informed customer if problem persists with battery not charging nest will have to be replaced. Found very dirty condensate pump. Suggest replacing. Tested unit in heat and cool. Found weak run capacitor on blower motor, slightly dirty ac, no IAQ, and minimal flood protection. Quoted repairs.
Flush and clean filters in 5 year old Rinnai tankless water heater. Pressure in the home was at 90 psi. Install new PRV, pressurize, remove the air from the lines, and set the pressure to customer requested 70 psi.
Performed 2 system inspection. Upstairs is a 2022 heat pump that the homeowner is not happy with, they complain of their entire upstairs not being warm during the winter and they are fed up with trying to fix it. They also want to move the upstairs thermostat into their bedroom. The main floor is 12 years old and is completely clogged with hair, so much so they are no longer getting heat in the main floor due to blockage of air. The blower wheel is also clogged with hair. They chose to move forward with replacement rather than repair the main floor.
Installed new 10 year 50 gallon gas water heater in the basement. Installed new isolating shutoff valve, drip pan, and thermal expansion tank. Strapped expansion tank to the structure with code approved bracket and set tank pressure to 70 psi and water heater to 120°F per manufacturer recommendation. Verified no leaks and proper function.

I was called out to Maryann’s house for a Homecare maintenance and the main floor system wasn’t heating. Maryann has lived here for about 3 years so we performed a thorough evaluation. Due the evaluation we discovered that the main system wasn’t working because a wire nut melted for the high voltage to the furnace and I was able to correct that so the system now worked, the main furnace is beyond normal life expectancy, the heat exchanger has rust shavings inside making it no longer reliably safe, the wheel is very dirty, the flood protection needs updating, the run capacitor has failed, the blower motor is worn out, on the upstairs system both the furnace and ac are beyond normal life expectancy, the heat exchanger has a severe rust spot making it possible to have a penetration making not safe to use, the wheel is very dirty, the flood protection needs updating, the run capacitor has failed, the blower motor is worn out, the inducer is leaking, the limit is weak from being tripped rep
