Completed full inspection on upstairs and downstairs systems. Tech noticed multiple cracks at heat exchanger at main level system this can create a fired hazard, lots of rust and corrosion found at indoor evaporator coil, bad indoor capacitor, R-22 Freon pressures were very low, below system ratings. I explain to home owner options on upgrading full system for main level only. Customer wants to move forward to have someone schedule a CA to talk upgrade options. Two system complentary homecare. Found master bedroom unit to have leak in evap coil and service valve, Weak dual capacitor, dirty ac and minimal flood protection. Upstairs unit has dirty ac and minimal flood protection. Cleaned outdoor coil for upstairs and tested. Unit working properly. Flushed and pumped drains, cleaned flame sensors, changed 1in filters. Tested units in heat and cool. Checked electrical components and safeties, checked refrigerant levels. Quoted repairs and customer agreed to get pricing for new ac and coil for master bedroom.

Customer called us out for glass in the garbage disposal. I did discuss options to replace garbage disposal with the customer if a repair was not possible. I did, however, first begin with an attempt to repair garbage disposal by manually removing glass and unjamming garbage disposal. I was successfully able to restore proper operation to the garbage disposal. I also put loads of ice cubes down the garbage disposal to help sharpen the blades and clear any remaining glass from the garbage disposal blades. I ran lots of water and filled the sink to ensure garbage disposal is operating and kitchen sink is Draining. All is properly flowing at this time. Customer is very satisfied.

Upstairs system not cooling. Found low voltage wires for condenser not wired properly. Contactor coil was bad a causing low voltage short. Replaced contactor and found both systems need deep coil cleaning and are low on refrigerant.

For this job, I only replaced the moen 1225 cartridge in the master bathroom shower. We can’t warranty this work because the pressure to home is to high. I left estimates to fix issue with pressure and thermal expansion.

Hose bib handle on side of home broken & leaking. Recommended replacement.

Replaced a 50 gallon electric water heater with a tankless water heater.

Install a new dedicated circuit for the new tankless water heater

During our visit, two 50 gallon water heaters were installed. Both water heaters were in opposite sides of the basement. The old water heaters were removed and hauled away. Each faucet in the home was purged after the water was turned back on. All connections were tested for leaks after completion.

Installed a customer supplied toilet.

The bare minimum basic repairs to get the system running today. Installed 7.5 capacitor for upstairs blower motor. Installed in-line float switch main floor. Also cleaned outdoor condenser coil main floor. Check and test tested all repairs.

Performed 2 system homecare, replaced (1) AA213 on the upstairs unit. At this time both systems are operating properly.

Installed customer supplied watts recirculation pump on water heater and replaced pressure reducing valve for apartment building in the back of home that was previously leaking. Set pressure to 60 psi.

Performed home care maintenance on two systems, Upstairs: blower wheel is dirty and no ss1 on condensate drain. Restored flame sensor. Cleared pressure switch tubing. Blower motor is pulling correct amps. Wet switch is working properly. Flue pipe, gas sediment trap, and gas line are up to code. cleared condensate drain. Replaced 16/25/1 filter. Condenser coil is clean. Pressures are good. Capacitor and contactor are in manufacture specs. Disconnect is working properly. Added ss1 to condensate drain and cleaned blower wheel. Main: blower wheel is dirty. No ss1 on condensate drain. Float switch is defective. Blower motor is pulling correct amps. Cleared condensate drain. Condensate pump is working properly. Added green tablets to pump to prevent water sludge. Replaced 16/20/1 filter. Condenser coil is clean. Capacitor and contactor are in manufacture specs. Pressures are good. Disconnect is working properly. Added wet switch and ss1 to system. Cleaned blower wheel.
