Checked both systems in the home, downstairs system has blower motor and capacitor Indoors are bad, draft inducer motor is failing. outdoor system Capacitor is bad also leaking refrigerant 22. Heat exchanger in poor condition, but not currently putting out carbon monoxide. Upstairs system outdoor unit contactor is worn and leaking refrigerant 22 at service port as well. Furnace in attic has heat exchanger that is failed and is putting out 2 ppm of carbon monoxide. Blower motor and capacitor are bad . Rough estimate for replacing both systems with no duct modifications would 20,000 , an actual quote for replacement would be from having an install supervisor come out and take measurements to ensure proper sizing of system and duct work.

Complete a panel rejuvenation on main panel in home due to age. In living room remove existing track lighting and supply and install (3) 6” recess cans with baffle trims customer is to supply Hue Light bulbs. Supply and install motor for hallway bath fan and supply and install a new bath fan for master bathroom.

Today I replaced the homeowners old Honeywell thermostat with a new Honeywell T3 programmable thermostat. I tested the thermostat in heating and cooling operations, at this time the system is operating properly.

Replaced old 1/3 hp disposal with a new 1/2 hp disposal. Reconnected to existing tubular drain. Tested for leaks and function, all good. Ground was not connected in disposal. Water infiltration via the ridge vent caused the no heating visit

Performed a tune-up on both HVAC systems in the home (upstairs and main floor) as part of the $59 tune-up deal. Tested heating and cooling on both systems. Measured the refrigerant pressures and electrical component readings. Inspected the safety and cleanliness of the systems. Checked and replaced the 1” air filters. Cleaned the flame sensors. Reported findings to the customer. Based on our findings today, it might be time to think about getting a brand new system.

Replaced Prv and expansion tank. Installed customer supplied sink. Installed trap for new sink. Tested for leaks. No leaks.

Installed new customer provided Delta widespread lavatory faucet, located in the main floor powder bathroom. Also, installed new steel braided supply lines, pop-up drain assembly, extension tailpiece and p-trap. Water pressure to the home was checked, measuring at 60 PSI. Per customer request, technician also used clear silicone to seal around the edge of the main floor under mount kitchen sink. Plumber advised customer that this is not guaranteed to make a waterproof seal, and that customer needs to contact a countertop company to have this properly repaired or replaced. No warranty is provided with this task. Plumber also advised customer to restrain from using kitchen sink for approximately 6 hours, until sealant has properly cured. All work performed was tested for leaks and proper functionality. Work area was cleaned up.

Replace standard tank water heater with tankless water heater, water conditioning system and recirculation system. Replaced pressure regulator valve due to age and Installed grundfos tee in master bathroom sink. Ran 3/4 gas line and installed gas regulator for the tankless. Install halo ion 6 for tankless unit. Tested and checked for leaks.

2004 Trane Gas Furnace - System not heating System off on arrival, cycled system on from nest thermostat. System failed to come on. High limit hard lock out, fan only comes on. I removed the high limit and it is burnt/charred. Using my bore scope camera I looked inside of the heat exchanger. I observed a few big cracks in the heat exchanger, this is the culprit to the over heating. This heat exchanger has failed and is no longer safe to heat the home. I reset the system and the inducer motor came on and is noisy from failed bearings, system failed to close the pressure switch as well. Inducer Motor has rust and water damage around it. We removed a can of spray deodorant from downstairs bathroom and tested the toilet to insure that it worked. We also changed out flapper in toilet.

RENTAL - 2017 Carrier Gas furnace System not heating due to a system lockout. Observed poor connection to flame roll out switch, system thought the switch was being triggered by flame. I removed the connection, repaired the wire and spade terminal and made a new connection. Replaced batteries in thermostat while on site. Tested system and monitored proper operation. Cleared mainline blockage from the outside cleanout with k750 cable machine, ran cable slowly 3 times and verified that the fixtures were correctly flowing from inside the house. Camera inspection scheduled for tomorrow to verify the integrity of the mainline from. The outside cleanout, blockage was isolated right at the cleanout closest to the home.

Based on our findings today, it might be time to think about getting a brand new system. Bad smell in the house when HVAC is running. Found oily sticky residue in the blower compartment. Tried to clean but it is on transformer as well and smell is still there. Installed apco x but customer want it taken out if smell can be fixed.
