Customer has water leaking from drain pipe at the base of retaining wall. Water meter is spinning. We traced the water service and it is not near, and far below where the water appears to be leaking. We could not test irrigation as irrigation shutoff valve in control box is broken. This appears to be an irrigation leak. It would be nearly impossible for the water service line which is at the base of home to be leaking in the front yard which has a retaining wall and is 10’ higher than the water service line.

Clear slow draining shower drain in master bathroom, test fixtures for 10 minutes to verify a proper drain. Ran cable machine 3 times, drain is now flowing great. No leaks or other issues found during my visit.

15 year old Lennox Gas furnace / 2024 Rheem ac System cutting off on high limit and not heating the home consistently. The high limit trips when the system over heats. This system is over heating for 3 reasons. 1) The heat exchanger has a couple cracks ( letting out raw heat that should be routed to the exhaust pipe and vented outside) 2) The inducer motor bearings are worn and very loud, inducer not reaching full rpm. ( The inducer is a blower that puts a vacuum on the heat exchanger and pulls out the exhaust heat and blows it through the vent pipe out the roof) 3) The blower wheel is dirty and the motor is over amping. (When the blower wheel gets dirty, it cannot “move” the designed amount of air across the heat exchanger, this causes the heat exchanger to over heat) I went over the repairs needed to get the system back operational. Call regarding tankless water heater flush. Removed cover plate and initiated tankless flush. Inspected and cleaned filter and made sure everything functioned properly. Connected cover plate and functioned heater. Cleaned all areas.

During our visit, a new T&P was installed at the water heater. A new pressure reducing valve was also installed along with a new thermal expansion tank. All repairs were tested for leaks after completion.

Replaced water heater, garbage disposal, and completed other repairs.

Customer has 26 y/o Payne furnace that operates for main level. Initial issue was smell coming from system. After allowing system to run, no smell was present. However, it was noticed during inspection that blower motor is failing. Run capacitor is weak. Blower wheel was very dirty. Water protection is inadequate. Recommend duct cleaning for both main and upper levels. Recommend Apco-X Air Scrubber to enhance air quality within home. Informed customer of all findings. Must return to install parts once ordered.

On arrival, the customer showed us to the bathrooms located in the hallway and master bedroom. Customer stated they would like the pop-up assemblies and faucets replaced. with customers approval We disconnected and removed both faucets and replaced them with the new customer supplied faucets, and pop up assemblies. Tested to confirm proper function no further issues detected

Came out to replace old galvanized water line that had a pin hole

I was called out to Wayne’s house because his upstairs was cold but the system was running. We discovered that the zone motor for the upstairs was intermittently working causing the heating issue. We replaced the damper motor and the system is currently working normally.

New circuit for dryer

Based on our findings today, it might be time to think about getting a brand new system.

Installed gas regulator on gas meter so homeowner can upgrade its gas meter to a 2 pound system.

Install new bath fan and vent to side of home, install new switch and switch leg

Change filter, troubleshoot thermostat error code.

Troubleshoot and repair breaker that’s tripping for the kids room and troubleshoot and repair the bathroom outlets that have never worked.

Installed cs faucet brought drain up to code and installed new stops for hot and cold supply’s for new faucet and for dishwasher checked for leaks no leak also gave multiple quotes for other things throughout house
