Performed 1 system diagnostic for upstairs unit. Found failed ecm blower motor, dirty blower, improper sediment trap, dirty condenser coil. Due to age and cost or repairs recommend replacement. Customer signed for quote for new system then decided to go with another company’s estimate. Due to the price difference. Collected 98 only. Unit is non operational at time of departure.

Removed shower cartridge and flushed out debris. Reset existing cartridge and tested for proper flow and pressure.

The bare minimum basic repairs to get the system running today. Performed home care on one system. Checked all electrical and amperage. Found bad 10 MFD capacitor for blower motor. Blower wheel dirty. No in-line safety or wet switch. Cleaned flame sensor. Changed filter 16 x 25 x 1. Treated drain line and flushed drain line with mighty pump. Checked capacitor, contactor, and pressure. Sub cool low. 2.4. Customer just wanted to add refrigerant at this time and change blower motor capacitor. Court now 10.2. Did quick scan with leak detector did not get any hits.

Install new light above sink

Upon arrival customer stated that when she turned on the ac unit that it was not blowing cold air. After inspection of system found that unit had a low voltage short in the thermostat wire going to contactor. Advised customer of issue and recommended replacing wire to get unit back functioning. Customer approved to have done today. Once unit was back on evaluated rest of system, advised customer of dirty condenser coils, recommended cleaning, customer declined recommendations at this time. Outdoor capacitor tested good with no issues. Outdoor contactor is humming, recommended replacing, customer declined recommendations at this time. Checked over operations at indoor unit, replaced customer supplied (16x25x1) system filter. Advised customer of dirty blower wheel recommended cleaning, customer declined recommendations at this time, inside furnace cabinet does have dirt build up in it. Sent remaining estimates via email. Customer will look over and let us know when ready to proceed forwa

Replaced two toilets with new kholer Kingstons, one in main floor powder room and one in upstairs master bath, toilets both included new wax rings, nylon bolts, stainless steel braided supply lines and base sealed with clear caulking.

Performed no cool diagnostic for upstairs level unit. Found pan full of water, found coil rusting . Unit tripped from the pan switch. Removed the pan switch to test operations and found unit coil partial freezing showing restriction in the coil. Also found a restriction in the metering device.. checked the disconnect and found it was broken as well. No te standard flood protection. Units is 2015. Due to age of unit, cost of repairs and unit being out of warranty would recommend replacement of upstairs system. Disconnect for upstairs unit is also broken and missing plate to protect the electrical from being exposed. Based on our findings today, it might be time to think about getting a brand new system.

Completed repairs on system including repairing solder joint on liquid line near outdoor condenser. Also replace the filter drier and completed pressure test to ensure no leaks. Pulled a vacuum below 500 microns and charged system up with 8 lbs of refrigerant. Subcool matches manufacturer spec and system is cooling well. No failures at this time.

Found bad thermostat. Jumped out fan mode heat mode and cool mode all are operating. Found no in-line safety or wet switch. Dirty blower wheel system 1987. Spoke with customer and have high electric bill. highly recommend system replacement.

Customer was experiencing a clogged toilet on 2nd floor. Upon arrival toilet was drained and no visible backup. Went to check basement and there was a water leak from a Fernco coupling fitting. Supervisor visit was scheduled. Customer was also experiencing a slow draining bath tub. Ran snake and removed hair/shower gunk.

Upstairs shower continuously dripping after being turned off. Shut off water to the home and removed the shower cartridge and replaced. Bathroom sink on the main level is leaking underneath. Repaired drain piping. Tested and inspected. No further leaks detected.

Home care inspection

Performed inspection on second floor system. Found blown fuse due to shorted contactor at condenser. Installed new fuse and contactor. Rewired low-voltage. Checked both heat and the cool. System now operating. No in-line safety or wet switch. Condenser coil dirty. The bare minimum basic repairs to get the system running today.
