Upon arrival customer stated that when she turned on the ac unit that it was not blowing cold air. After inspection of system found that unit had a low voltage short in the thermostat wire going to contactor. Advised customer of issue and recommended replacing wire to get unit back functioning. Customer approved to have done today. Once unit was back on evaluated rest of system, advised customer of dirty condenser coils, recommended cleaning, customer declined recommendations at this time. Outdoor capacitor tested good with no issues. Outdoor contactor is humming, recommended replacing, customer declined recommendations at this time. Checked over operations at indoor unit, replaced customer supplied (16x25x1) system filter. Advised customer of dirty blower wheel recommended cleaning, customer declined recommendations at this time, inside furnace cabinet does have dirt build up in it. Sent remaining estimates via email. Replaced two toilets with new kholer Kingstons, one in main floor powder room and one in upstairs master bath, toilets both included new wax rings, nylon bolts, stainless steel braided supply lines and base sealed with clear caulking.

Performed no cool diagnostic for upstairs level unit. Found pan full of water, found coil rusting . Unit tripped from the pan switch. Removed the pan switch to test operations and found unit coil partial freezing showing restriction in the coil. Also found a restriction in the metering device.. checked the disconnect and found it was broken as well. No te standard flood protection. Units is 2015. Due to age of unit, cost of repairs and unit being out of warranty would recommend replacement of upstairs system. Disconnect for upstairs unit is also broken and missing plate to protect the electrical from being exposed. Based on our findings today, it might be time to think about getting a brand new system.

Completed repairs on system including repairing solder joint on liquid line near outdoor condenser. Also replace the filter drier and completed pressure test to ensure no leaks. Pulled a vacuum below 500 microns and charged system up with 8 lbs of refrigerant. Subcool matches manufacturer spec and system is cooling well. No failures at this time.

Found bad thermostat. Jumped out fan mode heat mode and cool mode all are operating. Found no in-line safety or wet switch. Dirty blower wheel system 1987. Spoke with customer and have high electric bill. highly recommend system replacement.

Customer was experiencing a clogged toilet on 2nd floor. Upon arrival toilet was drained and no visible backup. Went to check basement and there was a water leak from a Fernco coupling fitting. Supervisor visit was scheduled. Customer was also experiencing a slow draining bath tub. Ran snake and removed hair/shower gunk.

Upstairs shower continuously dripping after being turned off. Shut off water to the home and removed the shower cartridge and replaced. Bathroom sink on the main level is leaking underneath. Repaired drain piping. Tested and inspected. No further leaks detected.

Home care inspection

Performed inspection on second floor system. Found blown fuse due to shorted contactor at condenser. Installed new fuse and contactor. Rewired low-voltage. Checked both heat and the cool. System now operating. No in-line safety or wet switch. Condenser coil dirty. The bare minimum basic repairs to get the system running today.

Performed home care on one system. Checked all electrical and amperage. Cleaned flame sensor. Flushed drain line and treated. Filter is an April air 410. Check both heat and cool. Checked capacitor, contactor, and pressures. All systems operating.

Repair sewer penetration

Loosened kitchen faucet to removed gasket that was not supposed to be installed causing gap and allowing water to drop below, cleaned up area, set faucet and tighten to ensure no gaps were present. Also sealed base with clear caulking and tested

Replaced 19 year old electric water heater with new 50 gallon electric, newly installed water heater included all new copper pipings and fittings, shutoff, expansion tank and strap and pan as well. Also replaced prv and installed main shutoff ball valve as courtesy. Toilet upstairs pulled and reset to install new wax, nylon bolts and supply line. Tested to ensure of no leaks and base sealed with caulking.

Came by because outdoor system stop working after repairs were done. Notice that breaker on panel was trip, when I reseted couple times outdoor unit will run but only for a few minutes and then breaker proceeded to trip again. Test the compressor multiple times and found that it was grounded. Customer know about it, Impressed to get an estimate for a new compressor and also scheduled visit for quotes for possible new system.

Replaced faucet in upstairs hallway bathroom and main bathroom with pop up assemblies and p traps

Perform 3 systems home care maintenance. Change filter, tested all electrical components, flushed drain line, tested condensate pump, tested thermostat, Tested both system on cool and heat, checked pressures and refrigerant. Systems are working, however came across multiple issues that needed to be address, let costumer now and gave specific instruction on my inspection sheets. Costumer decided to proceed to enhancement and repairs. Need to comeback Thursday or Friday the latest, waiting on parts to arrive. 03/21/25 Perform repairs and Enhancements for systems. Proceed to install 3 nest thermostats, add on flood protection for main level system, chemically clean both condenser coils, Replace board and blower motor for furnace.
