The bare minimum basic repairs to get the system running today.
Quote to install a 3/4” water supply from one side of a block wall to other side marked by client.. installed new water pipe with insulation. Tested with no leaks. Documented all work with pictures. This is a commercial building with chair water supply so no water pressure reading was taken nor a water heater.
Performed 1 system diagnostics: thermostat was blank. I found that the furnace was not recieving power. The homeowner had stated that they had been having power issuse in the home and power surges. I found that the breaker was on but not sending power to the furnace. A few minutes later the breaker started sending sending power to the furnace after I had flipped the breaker on and off a few times. The breaker panel and breakers themselves seem to be extremely old; for safety I recommended to the homeowner have a lincensed electrician come out to look at the electrical panel and breaker to perform a safety inspection before that breaker gets replaced. Once the panel has been approved to be safe by an electrician than the breaker to the furnace should be replaced. The heating system was operating at the end of service call. No inspection performed; hvac system not recieving consistant power from the electrical panel.

Installed customer supplied Nest thermostat with power connector. Tested heating and cooling. Repaired low voltage wiring to AC. System is currently working. Noticed that blower motor has worn bearings. Flue venting for furnace and water heater are incorrect and damaged. No form of water protection. Informed customer of all findings.

Performed full system HomeCare on upstairs and main floor system. Tested pressures, changed filters, and checked components. During testing only found dirty filters. No other issues found on the system at this time as they are new.
Inspected the sewage ejector pit and drainage line. No issues detected with the pump or the lid. The client will seal the top of the lid with silicone.

Water pressure to the home is 135 psi. The prv is the original to the home. Shut off water and drained the water system, replaced the prv, turned on the water and pressurized the lines. Checked the water pressure and it is now set at 65 psi and within regulations.
For this job, I worked on helping Gillian by troubleshooting to figure out why laundry room has no power. after doing my diagnostic, electrical panel is the main issue due to corrosion, water Damage, breakers are failing, no main breaker for protection, no grounding system on top of handyman doing bad work in home. highly recommend doing service upgrade and redevicing. came across outlets and switches that are extremely old and turn on and off randomly. left financing option in homeowners email.
Tested system not heating for the whole home. Found the furnace blower cycling on and off due to overheating and a failed capacitor. The flu pipe installed wrong and is taped up in spots that it doesn’t connect up correctly. No flood, protections and asbestos tape on all of the return ductwork. Found carbon monoxide leaking from the vents in the home with the carbon monoxide detector. The heat is not safe to run at this time strongly advised customer of findings. Based on our findings today, it might be time to think about getting a brand new system.
