Looked for a leak in the ceiling

For this house, we performed a two system inspection. We checked the system and heat to make sure that everything was operating properly. We checked all the electrical components as well as check the outdoor units. We noticed a lack of water safety for the basement unit as well as a bad blower capacitor. The customer is considering the repairs but due to the age of the system we also recommended a flip. She will be receiving options of a new system and if she’s not interested, she will consider our repair cost.

Performed routine maintenance inspection on 8 y/o Rheem system that operates for whole house. Furnace located in crawlspace. Checked amp draws. Cleaned flame sensor. Cleared pressure switch tubing. Blower wheel needs cleaning. Replaced customer supplied 20x25x5 media filter. Noticed UV protection was not plugged up. According to customer, UV was not working properly, so it was unplugged. Recommend UV BlueTube for replacement. Recommend duct cleaning. Pressure levels were normal. Condenser electrical components are good. Condenser coils need cleaning. System is currently working.

Leak coming from ceiling under shower. Cut open ceiling. Drain popped out of coupling. Size of drain was also reduced. No p-trap installed for shower. Removed bad section of pipe. Installed p trap. Tested, no leaks. Water pressure 120+. Declined PRV replacement.

Recommend iWave-R Air Ionizer for air purification. Pressure levels are in decline for R22 based system. Compressor reading high amperage. Components are failing. Informed customer of findings. Advised customer to seek options to replace system. Performed HomeCare routine maintenance inspection on Mitsubishi mini split system. Cleaned washable filters. Coils are clean. Pressure levels were correct. System is currently working.
