Performed 2 system diagnostics. Upstairs: has failed pressure switch. Needs new water safety switches. Needs new return plenum. The outdoor unit needs to be clean and the outdoor capacitor is failing. Went over findings with homeowner. Main floor: failed thermostat. Installed new thermostat. Flue pipe is not to code. Outdoor unit needs to be clean. Needs inline water safety switch. Went over findings with the homeowner. I tested the new thermostat in heat and cooling mode. Thermostat was operating at the end of service call.

Replace two mismatch breakers in panel Provide whole home surge protection under panel Lights flickered once , 2-3 days later flicked off again , rest of neighborhood has similar problem , been a week since last incident .
Replaced damaged 11 year old water heater, also replaced pressure reducing valve “prv” due to high pressure, pressure was originally reading 130 psi. With newly installed prv pressure is now set and reading 65 psi. New main shutoff to home installed as well under courtesy. Water heater replacement included all new copper piping and fittings, water heater shut off, new expansion tank and strap, all new exhaust venting, pan, gas sediment trap, new gas line and gas shutoff as well. Water turned back on to fill water heater and test to ensure proper function. 6 year manufacture warranty registered.
Client complaint is a toilet at basement level that is moving when used. Tested and found the back bathroom toilet moving. Recommend toilet be pulled and reset. Also noticed the tank bowl kit on this particular toilet is leaking. Client is going to purchase a new toilet for installation. Installed new toilet and tested with no leaks. Documented all work with pictures. Currently this building is closing for the sale of the home per client.
Troubleshoot switches and replace breaker
Performed 1 system inspection. I inspected the heating and cooling. I checked the zoning. Customer was concerned about the upstairs over heating in the winter time; I rechecked the upstairs zoning and verified that it was operating. I cleared the drain line with water. I advised the homeowner about them need better flood protection for their hvac system; she declined. I checked the electronics on the outdoor unit. I ran the system in emergency heat and checked amps on the strip heat to verify that it was operating. I checked the refrigerant levels. I found that the outdoor u it needed to be cleaned; homeowner declined to have me clean it. The indoor unit has some sort of biological growth. I gave the homeowner the option to have me install an Apco UV light to help prevent the biological growth from spreading; homeowner declined to have me install a UV light. I replaced the air filter that was extremely dirty and advised the homeowner that they should consider having an aprilaire media

Replaced flush handle and flushometer diaphragm on tall urinal for men’s restroom in basketball court to correct flush, also replaced flush handle, flushometer diaphragm and screwdriver shutoff repair kit on first toilet to correct flush and stop water spraying from shut off. Turned water bc, on to test and ensure proper function.
For this job, I worked on providing an installing tesla charger outside of garage door as well as providing and installing 60 amp dedicated circuit for EV charger. circuit had to be ran from finished basement up to garage. PVC had to be ran in garage to protect circuit. siliconed around Tesla charger because homeowner requested it outside of garage. tested all voltage and connections upon completing, everything is working properly. Left a recommendation to install a whole house surge protector and dual function breakers due to previous contractor that finished basement did not install proper breakers by code.
Performed 3 system heating tune up. Replaced AprilAire 413 16x25x1 14x20x1 filters. Reset all reminders on thermostats. Set temperature on thermostat to homeowners request. Cleared drain lines of any obstructions. Installed a wet switch to the basement heat pump that does not have an emergency drain pan. Tested heat and emergency heat. Checked all electronic components. Cleaned flame sensors. Tested heat strips.
Main floor and lower level zoned heat pump. Breaker tripping caused by bad compressor. Megameter is showing bad windings in compressor. Compressor is under warranty. Quote is for evacuating the refrigerant, replacing the compressor, pressure testing refrigerant loop, and pulling a vacuum and new filter drier. Recommend having annual home care maintenance performed on your HVAC equipment. Homeowner wanted me to email the quote. Before moving forward with repairs.

Inspection of HVAC systems for regular maintenance and found no wet switch or safety switch on the upstairs and main floor systems and found outdoor coils. Need to be cleaned. Also, the basement unit still uses R22 refrigerant which is no longer in use also recommend indoor air quality products to help the system and air cleaner. Changed the filters. clear drain lines and made sure that the systems were running properly at this time.
Replace CH breakers that have gone bad, replace GFCI in garage
