Performed HomeCare routine maintenance inspection on 2 y/o 2-zone Rheem system that operates for upper level and 19 y/o Comfortmaker system that operates for main level. Checked amp draws. Cleaned flame sensors. Cleared pressure switch tubings. Repaired condensate drain line for main level, as well as, added wet switch for upgraded water protection. Tested and cleared drain line. Recommend blower wheel cleaning for main level. Run capacitor tested weak. Replaced Model 413 media filter for upper level. Recommend iWave-R Air Ionizer for upper level system. Dampers are operational. Pressure levels were normal for upper level. Main level pressure levels were in decline for R22 system. Dual capacitor for main level is bad. Compressor nearing failure. Recommend condenser coil cleaning for upper level. Informed customer of all findings. Systems are currently working.

Provided estimate for washing machine box. Will replace Friday.

Installed new damper assembly for Master bedroom (Zone 2). Tested damper. System is currently working.

Replace main water service

Replaced 23 year old water heater with new 50 gallon natural gas Rheem water heater with minor gas line work and all necessary code upgrades

Customer has 2 y/o Lennox 3-zone 4-damper Lennox system that operates for main and upper level. Master bedroom was not receiving proper airflow due to faulty Zone 2 damper. Upper level Zone 3 damper was not closing due to wire not properly secured to zone board causing it to not energize. Informed customer of findings. Must return to replace Zone 2 damper assembly.

Service visit on Generac 24Kw standby generator

Install Rheem 3 ton 15 seer2 high efficiency two stage air conditioner, matching all aluminum cased evaporator coil, 96% efficient 70,000 BTU two stage gas furnace, ecobee thermostat in the basement for the whole house

Install 4 wire 30 amp circuit for dryer

New conduit, circuitry, box and gfi outlet on right wall

The bare minimum basic repairs to get the system running today. Customer has 4 y/o 2-zone Lennox heat pump system that operates for whole house. Air handler located in attic. Checked amp draws. Heat strips are operational. Dampers are operational. Noticed no bypass damper was installed on system. Replaced customer supplied 20x20x1 filter. No pan was installed with system. Installed inline float safety switch for water protection. Cleared condensate drain line. Recommend Apco-X Air Scrubber for air purification. Pressure levels were normal. Replaced faulty contactor. Installed hard start kit to aid compressor. Other electrical components were good. Coils are fair. Informed customer of all findings. System is currently working.

Miss Holmes had us out today to do home care. Upon inspection found system is a nine year-old carrier gas furnace with nine year-old AC and coil. After inspection found blower will dirty coil dirty and outdoor coil had lots of debris and coil was dirty. After performing test found system performing good. Customer agreed to have all units cleaned with my option b. After performing quoted work tested unit again found unit performing better than it was due to cleaning unit back up and running properly with no issues.

TESTED SYSTEM NOT HEATING OR COOLING FOR UPSTAIRS LEVEL. - BLOWER MOTOR FAILED, CAUSING BREAKER TO TRIP. - DIRTY BLOWER WHEEL - 38 YR OLD FURNACE W/ 15 YR OLD A/C. - BOTH COND. COILS OUTSIDE ARE VERY DIRTY. Based on our findings today, it might be time to think about getting a brand new system.

Sewage ejector pump that is located in the basement has failed. Removed the pump and installed a new pump. Modified the vent piping to ensure proper flow of air. Tested with no leaks and proper functionality.

Came out to inspect for possible leak. no leak found

Buyer’s inspection

Installed customer supplied kitchen faucet replaced hot and cold emergency stops.

Mr. Crane had us out to do a home care inspection performed home care on new gas, furnace, AC and coil. Clean outdoor coil and removed all debris from inside, change customer provided filter, went through system and insured that contactor and capacitor on the outdoor unit are within factory spec. On the furnace motor is pulling correct amps drain line is clear. checked flood protection to ensure they are working properly. Indoor system blower is clean. Coil is clean. All motors are working within factory spec. pump and drain line operating properly. System works properly in both heat and AC controlled by the thermostat.

Install bath fans in up stairs bath

Upgrade old outdated electrical service, add dual function breakers, surge protection, update and add smoke detectors and update grounding system per existing electrical code Run new romex wires to original outlets with cloth ungrounded wires , run new wires to the lights in the original parts of the house

Water service

Power drop 3/13 Replace electrical panel with new QO electrical panel with new breakers, GFCI protection throughout house, new smoke alarm system, new grounding system, whole house surge protector

Floodlight

Dishwasher connect Cut and cap in crawlspace, add valve under sink
