For this job, I troubleshot and corrected an electrical issue in the panel

The customer complains that water is not very hot and water temperature drops steadily and quickly while using hot water. We verified these claims. Although the water temp on the water heater is set very high (140f) it is only that temperature for a few seconds and then rapidly drops to around 100 degrees. When we turn off the recirculation system and run the water, the water stays at about the 140f which is a dangerously high level of hot water. We also found that pex piping is installed all the way to the tankless water heater. We recommend installing 12”+ of copper for water heater hot and cold supply lines at the top of the tank, a new ball valve shutoff at water heater to prevent potential bursting of these waterlines. The recirculation system needs to be updated with a new recirculation pump and check valve. Replaced old hose bib with a new one. Went ahead and cleared the cabinet. I shut off the water at the ball valve for the hose bib under the sink and performed worked

Add 2 dedicated circuits for treadmill and sauna in the unfinished part of the basement.

Replaced upper element of 5 year old AO Smoth water heater. Element had been fried due to being set at 140 and the bottom element at 120. Both temps are set to 120 now. Tested new element. Everything appears to be working.

During my visit, my gas leak sniffer located a leak coming from the gas control valve on the water heater. Estimates were provided to fix the issue.

I changed a leaking price phister cartridge and replaced with cs price phister cartridge in upstairs bathroom, I also quoted the pedestal waste rebuild along with a new pop up assembly install.

Inspected for leak. Isolated home at main shut off valve. Observed meter with no movement. Searched for leaks inside of home. Found that the Jack and Jill toilet was constantly running. This seems to be the source of the high water bill. Replaced this toilet and the rest of the toilets as a precaution. Replaced broken flange under Jack and Jill toilet. Replaced flange under the first floor bath toilet at no additional cost. Tested all for leaks and function, all good. Thank you for choosing T.E. Certified.

Performed a maintenance inspection visit on both HVAC systems in the home (upstairs and main floor). Tested heating from both thermostats. Measured the electrical component readings. Inspected the safety and cleanliness of the systems. Checked the air filters. Cleaned the condensate pump with condenser coil cleaner. Customer would like upstairs hall bath sink traps cleaned or replaced as preventative maintenance. We recommend replacing traps instead of just cleaning them out.

Remove the exiting wiring and supply and install a junction box in the basement. Complete a 15 amp circuit e tension from junction box to the dishwasher and terminate the wiring. Supply and install a 15 amp duel function breaker to provide gfci protection to unit. I discovered the panel is a Challanger panel with a type QFP-2T which is a Zinsco main. Zinsco has long lost its UL listing and Challanger panels are soon to be on the list. I am suggesting a panel replacement.
